What you can expect from us:
A letting fee is charged each time your property is leased to a new tenant. We carry out home opens, process applications including extensive reference checks, prepare & execute lease documentation, collect bond and rent monies, lodge bond with bond administration (DMIRS).
When a tenant vacates the property we conduct a final inspection based on the property condition report. The property condition report will be updated ready for the new tenant. A final inspection is vital to ensure the tenants leave the property as they found it.
An additional form of marketing, to possibly attract enquiries from passing traffic in the local area.
We are required by law to have a title search on file. You are welcome to provide this to us if you have a copy.
A couple of months prior to a lease expiring we will research the current rental market. We then contact you to see if you would like to renew the lease- and give our professional advice/opinion. We will then negotiate with the tenant and execute a lease renewal.
This outlines all your income and expenditure for the financial year.
