Management Details

Letting Fee

A letting fee is charged each time your property is leased to a new tenant. We carry out home opens, process applications including extensive reference checks, prepare & execute lease documentation, collect bond and rent monies, lodge bond with bond administration (DMIRS).

Management Fee

This fee covers the day to day management of your property. Examples include handling general enquiries, collecting rent, issuing and monitoring breach and/or termination notices, tenant maintenance, monthly trust accounting and issuing of statements.

Property Condition Report

A property condition report is a legal requirement when leasing your property. This is a detailed report of the condition of the property at the commencement of the tenancy. It is given to the tenant when they move into the property. There are minimum requirements that need to be met with this property report. This report protects yourself and the property when the tenants move out.

Routine Inspections

Routine inspections are conducted 6-8 weeks after the tenant moves into the property and three monthly thereafter. As well as inspecting how the tenant is caring for the home, we will check for any visible maintenance or damage and report it back to you.

Final Inspection

When a tenant vacates the property we conduct a final inspection based on the property condition report. The property condition report will be updated ready for the new tenant. A final inspection is vital to ensure the tenants leave the property as they found it.

Internet Advertising

Your property will be advertised on many websites such as realestate.com.au, domain.com.au, reiwa.com.au , rent.com.au, facebook and our website propertynorth.net

Photography

It is vital to have great photos of the property when advertising. The visual aspect of advertising is very important. With great presentation and photos, your property will have the best chance of getting leased. Property North can appoint a contractor to carry out the photography of your home.

For Lease Sign

An additional form of marketing, to possibly attract enquiries from passing traffic in the local area.

Title Search

We are required by law to have a title search on file. You are welcome to provide this to us if you have a copy.

Administration Fee

Monthly charge for general administration and postage, general correspondence, work orders, invoicing, emails etc.

Tenancy Database Check

As an agent we have access to a database where it will indicate if the tenant has been lodged as a bad tenant. We check this prior to accepting a tenant to ensure they aren’t lodged on the database, have any court convictions or bankruptcy.

Lease Renewal

A couple of months prior to a lease expiring we will research the current rental market. We then contact you to see if you would like to renew the lease- and give our professional advice/opinion. We will then negotiate with the tenant and execute a lease renewal.

End of Financial Year Report

This outlines all your income and expenditure for the financial year.
