Checklist for New Lessors

Arrange final gas/power, `phone and internet accounts and water meter reading
Change your address or re-direct your mail
Contact your Council, Water Corporation, etc and advise them that Property North is your managing agents and they can direct all mail to us (this is if you choose for us to pay accounts on your behalf)
Contact your Insurance Company and advise your property will be tenanted and we strongly recommend Landlord Protection Insurance.
Ensure the property is compliant with legislation in relation to hard wired smoke alarms, RCD's and minimum security requirements.
Ensure the property is adequately insured. Building insurance, contents insurance and landlords insurance are all recommended when leasing your property

What We Need

Three sets of keys. One set for the office and two sets for the tenants.
Any alarm or garage remotes relating to the property are also required. Any manuals for reticulation, alarm, air-conditioning, hot water system, oven, stove etc.
Paperwork for Building Insurance and Landlord Insurance, in the event should you wish for us to make claims.
Banking details of where you would like your rental funds paid into. Your funds will be paid to you twice a month, or monthly. The choice is yours. A statement will be issued monthly.
The steam cleaning receipt for the carpets. Tenants must have carpets cleaned at the expiry of their lease, they may request proof that the carpets were cleaned prior to tenancy.
A copy of the compliance certificate for the RCD's & Smoke alarms.

Cleaning Checklist

Ceilings: any marks or cobwebs to be removed
Walls: all marks removed
Light Fittings: cleaned, and working order
Skirting Boards: dusted
Windows: cobwebs removed, dusted
Window Treatments: wiped cleaned, curtains washed or dry cleaned
Flyscreens: cleaned and glass cleaned
Carpets: to be steam cleaned by a professional
Bathrooms: tiles and grout to be cleaned
Toilet: seat set and pedestal to be cleaned and disinfected
Cupboards: to be cleaned inside and out
Floor: to be washed/polished
Exhaust Fans: covers to be cleaned
Stove: to be cleaned including oven shelves
Sink: kitchen and laundry to be cleaned
Gardens: to be tidy and weed free, lawns mowed and edged
Reticulation: all reticulation to be in working order and turned on

Management Details

Letting Fee

A letting fee is charged each time your property is leased to a new tenant. We carry out home opens, process applications including extensive reference checks, prepare & execute lease documentation, collect bond and rent monies, lodge bond with bond administration (DMIRS).

Management Fee

This fee covers the day to day management of your property. Examples include handling general enquiries, collecting rent, issuing and monitoring breach and/or termination notices, tenant maintenance, monthly trust accounting and issuing of statements.

Property Condition Report

A property condition report is a legal requirement when leasing your property. This is a detailed report of the condition of the property at the commencement of the tenancy. It is given to the tenant when they move into the property. There are minimum requirements that need to be met with this property report. This report protects yourself and the property when the tenants move out.

Routine Inspections

Routine inspections are conducted 6-8 weeks after the tenant moves into the property and three monthly thereafter. As well as inspecting how the tenant is caring for the home, we will check for any visible maintenance or damage and report it back to you.

Final Inspection

When a tenant vacates the property we conduct a final inspection based on the property condition report. The property condition report will be updated ready for the new tenant. A final inspection is vital to ensure the tenants leave the property as they found it.

Internet Advertising

Your property will be advertised on many websites such as realestate.com.au, domain.com.au, reiwa.com.au , rent.com.au, facebook and our website propertynorth.net

Photography

It is vital to have great photos of the property when advertising. The visual aspect of advertising is very important. With great presentation and photos, your property will have the best chance of getting leased. Property North can appoint a contractor to carry out the photography of your home.

For Lease Sign

An additional form of marketing, to possibly attract enquiries from passing traffic in the local area.

Title Search

We are required by law to have a title search on file. You are welcome to provide this to us if you have a copy.

Administration Fee

Monthly charge for general administration and postage, general correspondence, work orders, invoicing, emails etc.

Tenancy Database Check

As an agent we have access to a database where it will indicate if the tenant has been lodged as a bad tenant. We check this prior to accepting a tenant to ensure they aren’t lodged on the database, have any court convictions or bankruptcy.

Lease Renewal

A couple of months prior to a lease expiring we will research the current rental market. We then contact you to see if you would like to renew the lease- and give our professional advice/opinion. We will then negotiate with the tenant and execute a lease renewal.

End of Financial Year Report

This outlines all your income and expenditure for the financial year.
