Illyarrie Estate Sinagra is now a significant part of the suburb's changing residential landscape. Stockland's boutique community combines new land and house-and-land options with an elevated position near Lake Joondalup, while remaining surrounded by the established amenity of Sinagra and Wanneroo.

As at 24 October 2026, Stockland is advertising its final land release as coming soon. That matters locally because Illyarrie is moving from its primary development phase towards a community increasingly made up of completed homes and, over time, normal residential resales.

For existing Sinagra owners, buyers and future Illyarrie residents, that creates a more diverse local housing market than Sinagra had only a few years ago.

Where is Illyarrie Estate in Sinagra?

Illyarrie is located in Sinagra WA 6065, around 26 kilometres north of the Perth CBD.

The estate sits close to Lake Joondalup and Yellagonga Regional Park, with Stockland placing the regional park approximately 1.4 kilometres away. Wanneroo Central is approximately 900 metres from the community, giving residents access to an established shopping and service precinct rather than relying entirely on future estate infrastructure.

The wider location also provides access to Wanneroo Road, nearby bus services and connections towards Joondalup and Whitfords train stations and the Mitchell Freeway.

That established setting is one of Illyarrie's main differences from a traditional outer growth-corridor estate. Buyers are purchasing a new home or block of land, but they are doing so inside an existing northern metropolitan area.

More information on the wider suburb is available through Property North's Sinagra suburb guide.

What makes Illyarrie different from established Sinagra?

Illyarrie introduces a distinctly new housing product into an established suburb.

The existing parts of Sinagra contain homes developed across different periods, with varied lot sizes, floorplans, finishes and levels of renovation. Illyarrie brings newer streets, contemporary home designs, landscaped public areas and a greater concentration of recently built properties.

Stockland currently markets a choice of land and house-and-land options, with locations including lake-view, park-view and amenity-oriented homesites.

That creates an important distinction for property owners.

An established Sinagra home and a new Illyarrie property can appeal to the same buyer, but they are not automatically direct equivalents. Land size, build quality, completion date, landscaping, outdoor space, street position and the cost of completing a new build all affect the comparison.

For buyers looking across the suburb, the choice increasingly becomes one between new-build convenience and established-property value, rather than simply choosing one Sinagra street over another.

What amenities are close to Illyarrie?

Illyarrie's location gives residents access to services that were already operating before the estate was developed.

Stockland identifies Wanneroo Central approximately 900 metres away, with retail, food, healthcare and everyday services available within the surrounding area.

Yellagonga Regional Park and Lake Joondalup provide a major natural feature to the west of the estate. Stockland also promotes walking and cycling connections within and around the community, with additional green space forming part of the estate plan.

For families, established education options are available in the wider Sinagra and Wanneroo area. Stockland also identifies a planned primary school and childcare centre as future elements of the community.

Those facilities should be treated as planned rather than existing. Their eventual delivery and timing remain different from amenity that residents can use today.

Current estate information and the distinction between established and planned amenities can be checked directly through the Stockland Illyarrie community page.

Why are the Lake Joondalup views important?

Illyarrie's elevated position is one of the features Stockland has used to distinguish the estate.

Parts of the community are positioned to capture views towards Lake Joondalup, and Stockland offers homesites with different outlooks including lake and park positions.

From a real estate perspective, that means Illyarrie should not eventually be treated as one uniform group of near-new homes.

Position within the estate can matter.

A home overlooking open space or with an elevated outlook can compete differently from an otherwise similar property positioned internally. Lot dimensions, orientation, neighbouring development, parking, landscaping and finished specification also become increasingly important once properties begin reselling against each other.

The postcode remains the same, but the individual property characteristics determine where a home sits within that market.

Is Illyarrie still selling new land in 2026?

Yes, but the original land development is approaching an important milestone.

As at 24 October 2026, Stockland's current Illyarrie website identifies the final land release as coming soon.

This is significant for the future local market.

During the development phase, an owner selling an established or recently completed home can be competing not only with other resale properties but with vacant land, builder designs and house-and-land alternatives.

As developer land supply reaches its final stages, that competitive environment changes.

Over time, buyers looking specifically for Illyarrie will have fewer opportunities to start with a vacant block. The focus progressively moves towards completed houses and established resales.

That does not automatically increase the value of existing homes, but it changes the type of supply available to buyers.

Anyone comparing current opportunities should check Stockland's live availability because individual lots, packages and advertised pricing can change.

What does Illyarrie mean for the Sinagra property market?

The main effect is greater segmentation.

Sinagra can no longer be viewed as a single group of broadly comparable suburban homes.

A buyer can now be comparing:

  • an established Sinagra family home on an older residential street
  • a recently completed home within Illyarrie
  • remaining developer land
  • a house-and-land option
  • smaller contemporary homes designed around lower-maintenance living
  • larger established properties offering different land or outdoor space

That broader choice is useful for buyers, but it makes pricing more property-specific for sellers.

A recent vacant land transaction does not establish the value of an established four-bedroom house. A new house-and-land advertisement is also not the same thing as a completed home ready for immediate occupation.

Advertised package prices can involve construction assumptions, inclusions and timelines that do not apply to an existing home.

This is why individual Sinagra properties need to be assessed against the stock buyers are genuinely comparing at the time of sale.

Illyarrie's name and local connection

Stockland states that the Illyarrie name recognises the local Traditional Owners, the Noongar People, and comes from the local Noongar name for Eucalyptus erythrocorys, a distinctive eucalypt native to the region.

That local reference forms part of Stockland's positioning of the community around its natural setting, particularly its relationship with Lake Joondalup and the surrounding landscape.

As Illyarrie develops, the name is also becoming a recognisable local precinct within Sinagra itself.

It is important, however, to keep the geography clear. Illyarrie remains part of Sinagra WA 6065. It is an estate and community name, not a separate suburb.

The Property North view on Illyarrie Estate

For Property North, the most important part of Illyarrie's development is what it does to buyer choice across Sinagra.

New housing provides another reason for buyers to consider the suburb, while established Sinagra homes can offer attributes that new estates do not always replicate, including different lot sizes, mature outdoor areas, completed improvements and immediate occupancy.

Neither product is automatically superior.

The value lies in understanding which buyer a particular property suits and what that buyer can purchase elsewhere at the same time.

For an Illyarrie resale, that means looking beyond a suburb-wide median and examining the home's position within the estate, land component, outlook, specification, landscaping, completion and current competition.

For an established Sinagra property, it means recognising that buyers may also visit the Illyarrie display area or compare the property with current new-build alternatives before making a decision.

Property North buyers can also view our broader buying information when comparing established and newer Northern Corridor property.

Should Sinagra owners pay attention to Illyarrie?

Yes.

Illyarrie is now part of the competitive landscape for anyone selling in Sinagra, and its approaching final land release marks the next stage of that development.

The effect will not be identical for every property.

A larger established family home can attract a different buyer from a compact new build. A finished Illyarrie home may appeal to someone who does not want the construction process. A park-facing or elevated home can occupy a different price position from a similar house elsewhere in the estate.

The correct comparison therefore starts at property level, not postcode level.
